It is NOISE — a neighbor's television through the party wall, footsteps overhead at six in the morning, the gate motor, the pool pump, the unit above whose beautiful new hardwood floors turned every step into a drumbeat. What makes this worth a whole article is that noise is not a matter of luck. It is a construction question, a governance question and a habits question, and all three are knowable before you write an offer if you know what to ask. Good assemblies do it by decoupling the two sides so the wall cannot act as one drum: separate or staggered framing, resilient channel, insulation in the cavity, additional layers of board. IMPACT NOISE is footsteps, dropped objects, a chair dragged across a floor — energy injected directly into the structure, which then carries it, and it is much the harder of the two to solve because mass alone does not stop it. That is why the flooring above you matters more than the wall beside you: a resilient covering or a proper acoustic underlayment absorbs impact at the source, while a hard surface laid straight onto the subfloor broadcasts it. Industry rating systems exist for both, and they are useful, but treat them the way an inspector treats a manufacturer's specification. Most associations carry a NUISANCE PROVISION in the CC&Rs — general language prohibiting conduct that unreasonably disturbs other owners — and many carry something far more specific and far more useful: a FLOOR COVERING RULE requiring carpet over a stated share of the living area, or requiring an approved underlayment before any hard-surface installation, and requiring architectural approval before the work happens at all. That single rule is often the whole difference between a quiet building and a loud one, so read for it directly rather than hoping. Read for QUIET HOURS, for rules on amplified sound and common-area use, and for anything governing renovation hours. Then read for something the rules themselves cannot tell you: ENFORCEMENT CULTURE. Visit twice, and make one visit count against the building rather than for it: a weekday evening or a weekend afternoon, when people are home, instead of the empty middle of a Tuesday morning. Inside, turn the air conditioning off and simply stand still in the bedroom for two full minutes. It feels absurd and it is the most informative thing you will do all day. Listen for the specific machinery of attached living — the elevator, the laundry room, the trash enclosure, the gate motor, the pool equipment, the parking structure, the irrigation controller — and note the unit's POSITION, because position decides exposure. An end unit has one shared wall instead of two. A top floor takes no footfall from above. A unit sharing a wall with a stairwell, an elevator shaft, a corridor or an amenity room is a different proposition from the identical floor plan two doors along. Walk the corridor. If an owner happens to be out, ask them, because people answer this question honestly. Then know what is fixable afterwards and what is not: rugs and underlayment, door sweeps and seals, gasketed outlet covers, heavy window coverings, a bookcase against a shared wall and steady background sound all help meaningfully at the margins, while structure-borne impact noise from above is genuinely hard to solve from below. That asymmetry deserves to be priced into the decision rather than discovered after the move.
