Knob-and-Tube, Galvanized, and Other Claremont Antiques

A plain-language look at the old systems in Claremont's period houses: what they are, why they matter to buyers and insurers, and how they get renewed.

Open the attic hatch of an untouched Claremont bungalow and you may find porcelain knobs threaded along the joists, carrying wire that was installed when the house had four circuits and no expectation of a second refrigerator. Look under the same house and you may find steel supply pipe going quietly granular on the inside.

These are the antiques of the title, and they are not curiosities. They are the two systems that most often determine whether an older Claremont purchase is straightforward or complicated. Knob-and-tube wiring, in plain terms

KNOB-AND-TUBE is the wiring method used in the early decades of the last century. Individual conductors run separately through the structure, supported on porcelain knobs and passing through porcelain tubes where they cross framing, with the air around them doing the work insulation does in a modern cable.

Two consequences follow from that design. It has no ground conductor, which is why houses with it show two-prong outlets. And it depends on air circulation around the conductors, which is why it interacts badly with later insulation packed into the same cavities, a very common retrofit in old houses whose owners wanted them warmer.

Age compounds both. The original rubber-based insulation on the conductors becomes brittle over many decades, and a century of modifications, splices added by successive owners, sometimes outside boxes, is the part that most concerns electricians. The wiring did its job for the load it was designed to carry; the modern household is not that load.

What matters to a buyer is not the presence of a porcelain knob in an attic but the ANSWER to a specific question: how much of the original system is still live, where, and in what condition. Many older Claremont houses have been rewired in stages, so the honest state is often partial, and partial is what makes documentation valuable.

Galvanized supply piping

ORIGINAL PANELS AND SERVICE CAPACITY matter as much as the branch wiring. A period house may have a service sized for a period life. Adding modern loads, climate equipment, an induction range, vehicle charging, is a service question before it is an outlet question.

OLDER MATERIALS IN CONSTRUCTION generally are handled differently today than when they were installed. Where they may be present in an older house, testing and safe management are ordinary parts of both purchase and renovation planning, and any work that disturbs them should be done by people qualified to do so.

NON-ORIGINAL LATER SYSTEMS deserve their own scrutiny. Some houses carry mid-century or later replacements that are themselves now old, or retrofits done casually. Newer than original is not the same as good.

Why insurers care

This is the part buyers underestimate. Carriers ask specific questions about older homes, and the answers about wiring, plumbing, roof, and panel routinely shape both availability and pricing. A house with fully documented renewals is a very different underwriting conversation than one where nobody can say what has been done.

The practical instruction is timing: start the insurance conversation during the inspection period, not the week before closing. How renewal actually goes

The good news, and it is genuinely good news, is that renewing these systems does not require sacrificing the house. Preservation frameworks are concerned with visible character, not with obsolete equipment, and skilled trades routinely rewire and repipe period houses while leaving the fabric that matters intact.

The method is a craft question. Running new circuits and new supply lines through a lath-and-plaster house means finding paths through attics, basements, crawl spaces, closets, and existing chases, and accepting some patching where no path exists. A crew experienced with old buildings plans those routes deliberately; a crew that is not experienced cuts where it is convenient, which is how a house loses original plaster and trim to a plumbing job.

Two ordering principles worth holding. Do the invisible work BEFORE the visible work, because there is no worse sequence than refinishing a room and then opening the wall behind it. And phase realistically rather than attempting everything at once, prioritizing safety and active failure risk first.
