The Inspection Milestones of a Claremont Construction Project

Foundation, framing, rough-in, insulation, drywall, final: how inspection milestones sequence a Claremont build, and what a correction notice really means.

A permitted build in Claremont is not inspected once at the end. It is inspected in stages, and each stage exists because of one rule: once something is covered, nobody can see it again.

That single idea explains the entire inspection calendar. The city looks at the work at every point where the next step would hide it.

The logic, before the list

Concrete buries steel. Framing gets wrapped in insulation. Insulation gets covered by drywall. Drywall gets covered by paint and cabinets and trim. At each of those transitions an inspection stands in the way, because the alternative is discovering a problem after it has been sealed behind a finished wall.

Ground and foundation

Insulation and the energy inspection

After the rough-ins pass, insulation goes in and is inspected against the energy documentation submitted with the plans, not merely against what looks reasonable in the wall cavity.

This is where a build's energy paperwork stops being paperwork. If the plan set specified a particular assembly, that assembly is what the inspector expects to see. Substitutions made in the field for availability or price have a way of surfacing at this visit. Drywall and lath

Drywall is inspected after it is hung and fastened but before it is taped, so the fastener pattern is still visible. On shear walls in particular the nailing schedule is a structural requirement rather than a suggestion, and it can only be verified while the fasteners can be seen.

Final

The final inspection is the broad one: everything installed and operating, safety devices in place and functioning, required equipment present, grading and drainage completed, and the site itself in the condition the approved plans described.

Separate finals for plumbing, electrical, and mechanical may precede or accompany the building final. Where other agencies attached conditions to the project, their sign-offs typically have to be in hand before the building department will close the permit.

What comes after the final is the certificate of occupancy, and the two are not the same document. A passed final is a step toward legal occupancy; the certificate is the statement that occupancy is now permitted.

What a failed inspection actually is

A correction notice is not a scandal. It is the normal working output of the process. Inspectors write corrections on well-run jobs regularly, and a first-time owner watching a red tag get posted usually assumes something has gone badly wrong.

What matters is the pattern, not the individual notice.

ONE CORRECTION on a stage, fixed and re-inspected within days, is routine.

THE SAME CORRECTION TWICE means the contractor is not reading the notice, which is a different problem.

A CORRECTION THE CONTRACTOR DISPUTES TO YOU rather than to the inspector is a signal worth paying attention to.

Ask for the written correction notice each time, not a verbal summary. Keep them with the permit card. At the end of the job you will have a complete record of what was flagged and what was cleared, and that record is genuinely useful if you ever sell the house and a buyer asks what was done.

The owner's actual job

You are not inspecting the work; the city and your own consultants are. Your job is narrower and easier: know which milestone is next, be aware when it is called, and read the outcome.

Three habits cover it. Ask the contractor at the start of each week which inspections are scheduled. Ask afterward what the result was. Photograph the open work before it gets covered, because the day the drywall goes up is the last day anyone will ever see what is behind it.

Those photographs cost nothing and answer questions for the entire life of the house.
