Indoor Air Monitoring Through Claremont's Smoke Season

What indoor air monitors measure in a Claremont house, how they differ from smoke alarms, and what to do with the readings during smoke season.

Some years the sky over the foothills goes orange and everyone closes their windows. Other years it does not. Either way, indoor air quality has moved from a specialist concern to an ordinary household one across Southern California, and a category of inexpensive monitors has appeared to serve it.

They are useful. They are also widely misunderstood, in one important and potentially dangerous way.

An air monitor is not a life-safety device

Say this first because it matters most. An indoor air quality monitor measures particulate levels and comfort conditions. It is NOT a smoke alarm and NOT a carbon monoxide alarm, and it does not substitute for either.

Smoke and carbon monoxide alarms are life-safety equipment governed by California requirements and local building rules, with specific placement, power, and replacement expectations. Some devices combine both functions in one housing, and those must meet the life-safety standards for what they claim to be. A monitor that merely charts air quality is an information appliance. Treat the distinction as absolute.

What these monitors actually measure

PARTICULATES are the headline. Fine particulate matter is what wildfire smoke is made of, and it is the measurement that makes these devices interesting during a smoke event. Consumer sensors are indicative rather than laboratory-grade, which is fine for the question being asked: is it worse inside than it was an hour ago.

CARBON DIOXIDE is the underrated one, and it has nothing to do with fire. It rises in closed rooms with people in them and correlates with stuffiness and poor sleep. In a sealed-up house during a smoke event, it climbs.

VOLATILE ORGANIC COMPOUNDS get reported by many devices as a general index. Useful for spotting a spike after painting or cleaning; not useful as a precise measurement.

TEMPERATURE AND HUMIDITY come along for free and are more useful than they sound in an older house, where a persistently damp room usually means something.

What to do with a bad reading

During a smoke event, the sequence is unglamorous and effective.

Close the house. Windows and exterior doors, and check the obvious leaks - an old fireplace damper, a whole-house fan that vents to the attic, a pet door.

Run filtration. A central system with a good filter helps, provided it is the right filter for that equipment - too restrictive a filter strains a system that was not designed for it, which is a question for an HVAC contractor rather than a guess. A portable filtration unit in the room people actually occupy is often more effective than trying to treat the whole house.

Do not bring in outside air. This is where the whole-house fan that is such an asset on an ordinary inland summer night becomes exactly the wrong tool, and where an automation that opens vents or runs the fan on a schedule can actively hurt. If any automation brings outside air in, know how to disable it quickly.

Watch the carbon dioxide. A tightly closed house with several people in it gets stuffy, and there is a real trade between keeping smoke out and letting the air go stale. The monitor turns that trade from a guess into a reading.

Placement and expectations

Put the monitor where people are - a bedroom, a living room - not in a hallway or a garage. Keep it away from kitchens, which will make every dinner look like an emergency, and away from windows and vents that give it a misleading local reading.

Expect drift. Consumer sensors age and lose accuracy, and a device that has been running for years is reporting a trend more reliably than a number. Use it comparatively: is this worse than yesterday, is this room worse than that one.

The house questions it can surface

Outside of smoke season, these monitors sometimes reveal building problems. A room whose humidity stays high after the rest of the house dries out points at moisture, and moisture in an older house points at plumbing or drainage - which is where a leak sensor also belongs, as described in the leak sensor guide. Particulates that climb whenever the heater runs suggest a duct or filter issue.

These are hints for a professional, not conclusions. But they are hints an owner would not otherwise have.

Buying, selling, and disclosure

A plug-in monitor is personal property and leaves with the seller. Nothing complicated there.

What does deserve care is INTERPRETATION. Air quality readings in an occupied house reflect how the house is being lived in as much as the building itself - cooking, candles, pets, a shop vacuum in the garage. A seller should not present readings as a property characteristic, and a buyer should not treat them as one.

What IS a property characteristic: whether the house can be sealed, whether the HVAC can accept better filtration, whether there is a whole-house fan and where it vents, and whether any known moisture issue exists.
