Window coverings are the one smart-home category that is also a permanent part of the house. Nobody argues about whether the blinds convey. That makes motorized shades a different kind of purchase from a doorbell: it is a finish decision with a motor attached, and it will be inherited by whoever buys the property next.

Notice that none of these require a phone. The value is in the shade moving when nobody is home to move it.
Power: the decision that outlives the fashion
Three options, and the trade is the same every time.
- Battery or rechargeable. No wall opened, no electrician, fully reversible. The cost is a recharge or replacement cycle per shade — trivial with four shades, an actual chore with twenty, particularly on high windows that need a ladder.
- Plug-in. Simple, but it means a visible cord running from the window head to an outlet, which undermines the reason people buy nice window coverings.
- Hardwired. Cleanest result, most invasive install, and the one that is far cheaper during a remodel when the wall is already open than after. If a remodel is on the horizon, running power to window heads is the sort of quiet decision you thank yourself for later.

Cord safety is not a footnote
Corded window coverings have been a recognized strangulation hazard for young children for decades, and standards and product requirements have moved substantially toward cordless designs. Motorized shades are cordless by nature, which is a genuine safety benefit in a home with small children, not a marketing line.
Two practical points. If a home has existing corded coverings and young children, address that regardless of whether you ever automate anything. And confirm current requirements and product guidance rather than relying on what was true when the existing shades were installed — this is an area where the standards have changed.
What automation should actually do
The households that keep their shades automated set them up once and then forget the app exists. The households that abandon them built something clever.
Schedule by SUN POSITION, not by clock time. Sunset moves; four o'clock does not. A schedule tied to the actual solar day stays right through the year, while a fixed time is wrong for most of it.
Automate by ROOM, not by house. The west bedrooms and the room with the television have a real glare problem. The north-facing hallway does not need a motor at all, and putting one there is how a project stops being worth its cost.
Keep a manual control in the room. A wall control or a physical button on the shade means a guest, a child, or a visiting relative can operate the window without an account, an app, or a tutorial. Set a sensible failure position. If the network is down, the shade should still work locally. Automation that stops functioning when the internet does is a window covering that has become worse than the one it replaced.
Privacy, and the listing period
Shades on a schedule are a privacy feature in a way people underrate: the house does not sit exposed at dusk waiting for someone to come home. During a listing period, though, hand the schedule off. Nothing is more awkward than a home going dark in the middle of a showing because a routine fired, and an agent who does not know a schedule exists cannot work around it.
Tell your agent what is automated in the house, including anything that records, in the same conversation. Conveyance: mostly simple, with two exceptions
Window coverings are the textbook fixture and normally convey with the house. The complications are digital rather than physical.
First, the CONTROL has to transfer. Shades bound to the seller's account, or paired to a hub the seller is taking, arrive at the new owner as expensive manual blinds. Reset them, remove the home from the seller's app, and leave the remotes and any charger in the house.
Second, DOCUMENTATION matters more here than elsewhere, because the hardware is hidden inside a headrail. Which window is which in the app, where the charger lives, what the wall controls do, whether a shade is on battery or hardwired — one page in the house file.
