A roof full of panels tells a buyer almost nothing by looking at it. Solar hardware ages quietly. It does not sag, stain, or curl the way a failing roof does, and a system that has been underperforming for three seasons looks exactly like one that is running perfectly. The condition of an array is established from documents and from data, not from the curb.
This is the diligence buyers skip most often, because the array feels like a bonus rather than a component. It is a component. Here is how to establish what you are getting.
Start with the installation date
Everything else hangs off it. The installation date sets where the equipment sits in its service life, when the workmanship warranty period began, when the product warranties began, and whether the system predates or postdates whatever utility program rules applied at the time. A seller should be able to produce it. If they cannot, the permit record and the installer's records typically can.
Do not accept an approximation. There is a real difference between an array installed a few years ago and one installed a decade and a half ago, and that difference shows up in warranty coverage, in inverter condition, and in whether replacement parts are still available.
The document set worth requesting
Ask the seller for the complete file, in writing, early. A well-kept solar file contains the SIGNED CONTRACT with the installer, the SYSTEM DESIGN or plan set showing what was installed and where, the PERMIT and the FINAL INSPECTION SIGN-OFF from the building department, the UTILITY INTERCONNECTION APPROVAL, the EQUIPMENT WARRANTIES for panels and inverter, any FINANCING or third-party agreement, the MONITORING ACCOUNT details, and any SERVICE RECORDS for repairs or replacements.
Missing pieces are not automatically alarming. Files get lost across a decade and two owners. But each gap is a question with a place to send it: the building department for permits and finals, the utility for interconnection, the installer or manufacturer for warranty status, and the provider for any third-party agreement. Send those questions during the investigation period, not after.
Production history beats any inspection
The single most informative thing a buyer can obtain is the system's own production data. Most systems report to a monitoring platform, and that platform holds a history: how much the array produced, month by month, since it went live. A long record shows whether output has held steady, whether it dropped at a particular point, and whether individual strings or panels stopped reporting.
Ask the seller to pull that history and share it, and ask separately about the monitoring account itself, because access to it has to move to the buyer and that transfer has its own steps. A seller who says the app is on their old phone and they have not looked in years has told you something useful: nobody has been watching, so nobody would have noticed a fault.
Read the history alongside the utility bills. Bills show what the household bought from the grid; production data shows what the roof made. Together they describe the system's behaviour far better than either alone.
What actually degrades
Panels lose output slowly and predictably over their service life. That is normal, disclosed in the manufacturer's warranty, and not a defect. What matters more to a buyer is the failures that are not gradual.
INVERTERS are the usual first replacement in a solar system's life, and that deserves its own planning; the mechanics are in the inverter replacement guide. RACKING AND FLASHING at the roof penetrations is a roofing question as much as a solar one. WIRING AND CONNECTORS degrade in sun and heat and are a common source of faults. CRACKED OR DELAMINATED PANELS, hot spots, and browning are visible to a specialist inspecting up close. And BIRD OR RODENT NESTING under an array is common on older installations and does real damage to wiring.
None of that is visible from the driveway, which is the point.
Who inspects it
A general home inspector will observe the array from a distance, note its presence, note obvious issues, and recommend specialist evaluation. That recommendation is not boilerplate to be waved off. If the array matters to the buyer's decision, hire someone qualified to assess solar equipment specifically, and consider having the roof itself evaluated at the same time, since the two are physically entangled.

Warranty status, specifically
Four separate questions, and they have four separate answers. Is the PANEL warranty still in force, and what does it cover? Is the INVERTER warranty still in force, given that inverters typically carry shorter terms than panels? Is the INSTALLER'S workmanship warranty still in force, and does the installing company still exist? Is the ROOF warranty affected by the penetrations, which is a question for the roofer and the roofing manufacturer rather than the solar company?
Then the transfer question on each: does the warranty follow the equipment to a new owner automatically, or does it require registration, notice, or a fee within a set window? A warranty that is transferable but was never transferred is worth nothing, and the window for fixing that usually closes.
What to do with what you learn
An older array with a clean production record, permits on file, and live warranties is a straightforward inherited asset. An older array with no documents, no monitoring access, and a production history nobody has looked at is a maintenance item to price accordingly. Neither is a reason to walk. Both are reasons to know, in writing, before the contingency period closes, and to raise what you find as a term of the deal rather than a grievance after it.
