Music is not incidental here. A town with conservatory-level teaching, a long folk and acoustic habit, standing recital calendars, and a lot of households where somebody plays produces a specific housing question that almost never appears on a wish list.
Where does the practicing happen?
It is a real question, because the answer determines whether an instrument is played daily or quietly abandoned, and because the housing stock here was built long before anyone considered it.
Why the old stock is bad at this
Sound is a structural problem, and older Claremont construction has structural habits.
Interior walls in pre-war and mid-century houses were generally built as partitions rather than as sound barriers. Lath and plaster is denser than modern drywall and performs surprisingly well against high frequencies, but there is usually no insulation in the cavity, so low frequencies move freely.
Floor plans are open in the wrong way. Older houses here often route rooms off a central hall with doors that do not seal, and gaps under doors are acoustic holes regardless of how solid the door is.
Windows are frequently single-glazed or old wood sash, which means sound leaves the house easily. That is a neighbor question rather than a household one, and on a walked block with close setbacks it becomes a social question fast.
And ceilings connect. In a two-storey house, a piano on the ground floor is audible in every bedroom above it. That is not a defect. It is a floor system doing exactly what it was designed to do.
The rooms that actually work
In practice, four spaces come up repeatedly.
THE DETACHED GARAGE. The best option in most older Claremont houses, by a wide margin. Detachment does what no amount of interior treatment can: it puts air between the sound and the sleeping rooms. Many of these garages already have power. What they usually lack is insulation, a decent door, and climate control, and instruments care about all three - particularly humidity, which is why an uninsulated garage is hard on wooden instruments.
THE BACK BEDROOM. Serviceable for smaller instruments if it sits away from shared walls and away from the bedrooms. Cheap improvements help more than people expect: a solid-core door, a seal at the bottom, heavy curtains, and a rug.
THE CONVERTED OUTBUILDING OR ADU. The strongest answer if the lot allows, because it solves distance, storage, and climate at once. It is also the largest project.
THE BASEMENT, WHICH MOSTLY DOES NOT EXIST HERE. Worth saying plainly, because buyers arriving from other regions assume it. Local houses generally have no basement, so the standard practice-room solution elsewhere is off the table.

What actually reduces sound, and what does not
There is a great deal of folklore here, so keep it simple.
MASS AND SEALS WORK. Adding a layer of drywall to a wall, using a solid-core door, and sealing the gaps around it will make a measurable difference. Air is the enemy: a small gap undoes a large amount of mass.
DECOUPLING WORKS AND IS EXPENSIVE. Isolating a wall or ceiling from the structure is the real fix for low frequencies. It is a construction project, not a weekend, and it is rarely worth it in a house you may not keep.
FOAM PANELS DO NOT DO WHAT PEOPLE THINK. Acoustic foam changes how a room sounds inside itself. It does very little to stop sound leaving. Buying foam to keep a neighbor happy is money spent on the wrong problem.
DISTANCE BEATS EVERYTHING. Which is why the detached garage keeps winning.
The neighbor question

The pattern that works is simple and it is almost entirely about timing. Daytime practice on a residential street here is unremarkable. Late evening carries, especially in summer when everyone's windows are open, and especially with low frequencies that ignore glass.
Amplified practice at night is where friction starts. So is a garage with the door open, which turns a private room into a public one.
Tell the immediate neighbors what to expect before you start rather than after they complain. It converts a grievance into an arrangement, and on a stable block that arrangement usually holds for years.
What to check on tour if somebody plays
Stand in the candidate practice room and clap once. A long ring means a hard room; a dead thud means the room already has soft surfaces working for it.
Look for a detached structure with power, and check the panel capacity if amplification is involved.
Check where the room sits relative to the bedrooms - not just on the plan, but vertically.
Check the windows. Old sash carries sound outward, and replacing it is expensive and, on some houses, constrained by historic considerations.
And check the neighbor's setback. A ten-foot gap and a wall of windows facing you is a different situation from a driveway and a hedge.
A HOUSE THAT SUPPORTS PRACTICE IS WORTH MORE TO A MUSICAL HOUSEHOLD THAN ANY UPGRADE IN THE KITCHEN. It is also nearly invisible in listing photography, which is exactly why it is worth asking about directly.
