Can You Add a Second Story to a Claremont House?

A second story is a structural project before it is a design one. Height limits, foundations, load paths, and what decides whether it is feasible.

Every Claremont owner who has run out of room asks the same question. The lot is fine. The location is right. Why not build up?

Sometimes the answer is yes and it is the best move available. Sometimes the answer is that the existing house cannot carry it, and the honest version of the project is something else entirely.

The feasibility question has three parts, and they get answered in this order: is it allowed, will the structure take it, and does the resulting house make sense.

Part one: is it allowed

Zoning does not care about your floor plan. It cares about the envelope: how tall a structure may be, how close to each property line it may come, how much of the lot may be covered, and how much floor area is permitted relative to the parcel.

A second story engages nearly all of those at once. It raises height. It often triggers different setback treatment for upper floors than for the ground floor. It changes total floor area. And it may bring the project into a review process that a single-story remodel would never have touched.

Part two: will the house carry it

THE FOUNDATION. An older foundation was sized for the loads it was built to carry. Adding a floor adds vertical load and, more importantly, adds lateral load. Foundations frequently need strengthening, and on some houses that work is a substantial share of the whole project.

THE WALLS BELOW. The walls that will carry the new floor have to be able to. Some existing walls are load-bearing and adequate. Some are load-bearing and undersized. Some are not load-bearing at all and were never intended to hold anything up.

THE LATERAL SYSTEM. This is the one owners never anticipate. A taller building experiences greater lateral force in an earthquake, and the resistance has to be provided by shear walls and connections that run continuously from roof to foundation. Making a one-story house into a two-story house usually means adding or upgrading that system throughout the ground floor, including in rooms nobody planned to touch.

THE STAIR. A stair consumes floor area on both levels and has to land somewhere sensible on each. On a compact plan the stair is often the constraint that decides the whole layout.

The engineer's analysis on those four items is the real feasibility study, and it is worth paying for before the design is finished rather than after.

Part three: does the result make sense

A second story that is legal and structurally sound can still be the wrong project.

Consider what it does to the house. Upstairs bedrooms mean the main level loses its bedrooms, which changes how the house lives, and not always for the better for an owner planning to age in it. Consider the exterior: a poorly proportioned second story on a single-story neighborhood house is visible from the street forever.

Consider the disruption too. Removing a roof is not a project you live through comfortably. Second-story additions commonly mean moving out for a stretch, and that carrying cost is a real line in the budget.

The order that saves money

The expensive way to do this is to hire a designer, fall in love with a plan, and then discover the height limit or the foundation.

The honest summary

Adding a second story is a structural project wearing a design project's clothes. Most of the cost and most of the risk are in work nobody will ever see: foundation, shear walls, connections, and the load path that ties them together.

That does not make it a bad idea. On a good lot in a good location, going up can be the best available answer, and it keeps a family somewhere they already want to be.

It does mean the feasibility work has to come first, and it has to be done by people qualified to answer it rather than by optimism.
