Every major appliance now ships with a network chip whether the buyer wanted one or not. That means the real question is no longer whether to buy a connected appliance -- you will, by default -- but which connected FEATURES are worth paying for, wiring for, or building a kitchen around.
The honest answer is that a small number of appliance features do real work and most of the rest are a screen bolted to a box. This article sorts them, with particular attention to what an older Claremont kitchen can actually support electrically, and to what happens to all of it at closing. It extends the smart-home guide.
The features that do real work
A connected feature earns its place when it changes an OUTCOME rather than an experience. By that test, four survive.
FAULT AND SERVICE ALERTS. An appliance that reports an error code, a clogged filter, a failing component or a door left ajar is telling you something you would otherwise learn late and expensively. A freezer that reports a temperature rise while you are away is the clearest example: the difference between a notification and a weekend is the difference between a repair and a full replacement of everything inside.
CYCLE-COMPLETE NOTIFICATION on laundry. Mundane and genuinely useful, because wet laundry left overnight in a closed drum is the small recurring failure of every household. In a house with a detached garage laundry -- extremely common in this housing stock -- it is more useful still, because nobody hears the buzzer from inside the house.
LEAK-ADJACENT AWARENESS. Dishwashers and washing machines sit at the top of the water-damage list. Some report their own leaks, and any of them can be watched by a separate sensor placed underneath. That is the cheaper and more reliable approach, and it is covered properly in leak sensors.
LOAD SHIFTING, where the appliance can be scheduled to run at a chosen time. Whether this saves anything depends on your rate structure and how you actually use the machine, which is a bill-reading exercise rather than a claim anyone should make in the abstract. The features that mostly do not
Inventory cameras inside refrigerators, which people use for a month. Large touchscreens on doors, which are a subscription-shaped surface waiting to become obsolete. Voice control of an oven, where the physical dial was already faster and the safety story is worse. Recipe integration. Anything whose demonstration involves talking to a fridge.
The deeper objection to screens on appliances is TIMESCALE. A refrigerator is bought expecting a decade or more of service. A phone-grade touchscreen and its software support are not built to that timescale, and an appliance whose interface has been abandoned is worse than one that never had an interface. That is the whole argument in when the app outlives its company, applied to the most expensive objects in the house.
Sensible rule: buy the appliance on its mechanical merits -- the machine, the capacity, the service reputation, the fit -- and treat the connected features as a small bonus if they are useful and a shrug if they are not. Never buy a worse machine for a better app.
The Claremont constraint nobody mentions: the panel and the circuit
This is where the local housing stock actually bites, and it comes up long before any app does.
Older kitchens here were wired for a much lighter load than a modern appliance package assumes. Practical consequences:
- DEDICATED CIRCUITS. Modern appliances frequently expect their own circuit. An older kitchen may have fewer circuits serving more outlets than current practice would allow, and adding one is electrician work.
- PANEL CAPACITY. A conversion from gas to electric cooking, or an induction range, is a significant new load. In a house that has also added a heat pump or an EV charger, panel capacity becomes the binding constraint on the whole remodel. - PERMITS. New circuits, panel work and gas line changes are permitted work. The City of Claremont building department is the authority on what your specific project requires, and pulling the permit protects the paperwork trail that a buyer will eventually ask about.
- PLACEMENT AND SIGNAL. Appliances sit inside metal cavities behind cabinetry, sometimes in a garage or a service porch with plaster and lath between them and the router. The sequencing lesson: sort the electrical before choosing the appliances, not after. A range that needs a circuit the house does not have is a much more expensive discovery on delivery day.
What conveys, and what a buyer should ask
Appliances occupy the ambiguous middle ground in a transaction, and connected ones add a second layer.
The FIXTURE question is contractual. Built-in appliances typically stay; freestanding ones are frequently negotiated. Whatever the arrangement, it belongs in writing in the agreement rather than in an assumption, and that is a conversation to have with your agent when the offer is drafted rather than during the final walkthrough.
The ACCOUNT question is separate and often overlooked. A connected appliance is registered to somebody, and that registration carries notifications, remote control and sometimes warranty status. A seller who leaves a dishwasher on their own account keeps receiving alerts from a house they no longer own, and the buyer cannot register the machine. The correct step is the same as every other device: factory reset it, remove it from the account, and hand over the model and serial with the manuals. Buyers should ask three things: the age of each appliance, whether any warranty is transferable, and whether the connected features are actually set up or have been ignored since installation. The answer to the third one tells you something about the house.

Buy machines, not interfaces. Value fault alerts, leak awareness and laundry notifications; ignore fridge cameras and door screens. Sort the panel and the circuits before choosing anything.
