Every Panel Is a Hole in the Roof: Penetrations and Warranties

Mounting an array means fastening through the roof. What Claremont owners should know about flashing, leaks, and how roofing warranties respond.

A rooftop solar array is held on by fasteners that go through the roof covering and into the structure beneath it. That is not a design flaw; it is how the equipment stays put through wind. But it means an installation creates a set of deliberate penetrations in a surface whose entire job is to keep water out, and the quality of how those penetrations are sealed determines whether the roof performs for the rest of its life.

This is the part of a solar project handled by a solar contractor, judged later by a roofer, and understood by almost no homeowner until something is dripping.

How mounting actually works

The general pattern is consistent even though products vary. Attachment points are fastened into the structural framing. A flashing component integrates each attachment with the roof covering so that water is directed over and around it rather than into it. Rails or mounts carry the panels above the roof surface, held clear of it. Conduit runs from the array to the equipment, often with its own penetrations.

The critical component is the FLASHING. A fastener with a bead of sealant over it is not flashing; it is a sealant relying on adhesion in full sun for decades, which is a bet against physics. Proper flashing works by geometry and layering rather than by sticking, which is why it lasts and sealant alone does not.

Different roof coverings demand different approaches. A composition shingle roof, a tile roof and a flat membrane roof each have their own correct method, and the methods do not substitute for one another. Tile roofs in particular are commonly done poorly, because doing them properly is slower.

The warranty question with two answers

Homeowners ask whether solar voids the roof warranty. There is not one warranty and there is not one answer, because at least three separate coverages are in play and they behave differently.

The ROOFING MATERIAL MANUFACTURER'S warranty covers the covering itself against defect. Manufacturers commonly have positions on what may be attached to their product and how, and work performed contrary to those requirements can affect coverage. What a particular manufacturer requires is a question for that manufacturer, in writing, before the work.

The ROOFER'S WORKMANSHIP warranty covers the installation of the roof by the company that installed it. Cutting into that roof afterwards, with someone else's crew, is exactly the situation such warranties are written to exclude. Ask the roofer before the array goes on, not after a leak.

The SOLAR INSTALLER'S warranty typically covers their own work, and reputable installers warrant their penetrations specifically. Establish what that covers, for how long, and what happens if the installing company ceases to exist, which is not a rare event.

The trap sits in the gap between them. A leak appears; the roofer says the solar company made the hole; the solar company says the roof was already failing; the homeowner is in the middle holding two documents that each point at the other party. Written positions obtained BEFORE the work is what keeps that from happening.

Sequencing is the whole game

The cleanest outcome by a wide margin is to replace the roof first and install the array onto a new roof, with both contractors coordinated. That puts the penetrations into fresh material, aligns the two service lives, and avoids paying to remove and reinstall an array partway through its life. The expensive outcome is an array installed onto a roof with a few years left in it. When the roof is replaced, the array must come off and go back on, which is a real cost, and every penetration is redone, which is a second opportunity for it to be done badly.

Signs a penetration is failing

Water rarely appears beneath the fastener that let it in. It travels along framing and sheathing and shows up somewhere else entirely, which is why attic staining is a better early indicator than a ceiling spot.

Worth watching: STAINING ON SHEATHING OR RAFTERS in the attic, particularly beneath the array's footprint. DAMP INSULATION. RUST at fasteners visible from below. DISPLACED OR CRACKED TILES around mounts, common where installers walked a tile roof carelessly. And DEBRIS ACCUMULATION under the array, which traps moisture against the roof and, together with nesting, is one of the quieter ways an array shortens a roof's life.

An inspection under the array is not something a homeowner should attempt from a ladder. It is roof work, and it is a job for a qualified roofer.

What a buyer should ask

Who installed the array and when. What the mounting and flashing method was, which should be in the plan set described in the permit file guide. Whether there is any history of leaks or roof repair since installation. What the roof's remaining life is, from a roofer rather than from a general impression. And whether the roofing and workmanship warranties remain in force given the penetrations.

A general home inspection will not answer most of that. If the array is old, the roof is old, or both, a specific roof evaluation is money well spent inside the investigation period.

The seller's version

If you have documentation showing the array was installed by a licensed contractor, with permits, using the manufacturer's approved method, and the roof has not leaked since, say so and produce the paperwork. That is a genuine and verifiable answer to the question every solar-aware buyer will ask.

If there has been a leak, disclose it. A repaired leak with an invoice is an ordinary maintenance history. An undisclosed one, discovered after closing beneath equipment the seller installed, is a different kind of problem entirely.

Does installing solar void a roof warranty?

There is no single answer, because the material manufacturer's warranty, the roofer's workmanship warranty and the solar installer's warranty are separate coverages that respond differently. Get each party's written position before the work rather than after a leak.

Is sealant enough to waterproof a mount?
