Hallways, Great Rooms, and How Claremont Plans Move People

Circulation is the invisible half of a floor plan. How Claremont houses move people between rooms, and which arrangement suits your household.

CIRCULATION is the part of a house nobody buys and everybody uses. It is the square footage spent on getting from one room to another, and how a plan handles it decides whether the house feels calm or chaotic, private or exposed, generous or wasteful. Two houses of identical size can differ by a hundred square feet of pure hallway, and that is not automatically the worse house. Here is how to read the movement in a Claremont plan, extending the drawing work in the architecture guide.

The three ways a house moves people

Strip away the styling and there are three basic strategies, and most houses use two of them.

The CORRIDOR: a dedicated hall with rooms off it. Movement is separated from occupation. Every room has a door, and closing it makes the room private.

The ENFILADE: rooms opening directly into rooms, so you pass through one to reach the next. No hallway is spent, but no room is fully private either.

The HUB: one large space that everything opens off, so you cross the middle of the house to get anywhere. Efficient in floor area, loud in practice.

What each one costs you

A corridor costs area. That is the whole objection to it, and it is a real one — a long hall is floor you pay for, heat, and walk down. What it buys is privacy and acoustic separation, which is why the older stock, with more and smaller rooms, uses corridors heavily. In a household with different schedules, or someone working from home, that hall is doing more work than its square footage suggests.

An enfilade costs privacy. Passing through a bedroom to reach another bedroom is the classic failure of this arrangement, and it is a permanent one — no furniture solves it. But between public rooms it is often delightful, because it makes each space feel like part of a sequence rather than a box.

A hub costs quiet. When the living space is also the route, every trip to the kitchen crosses whatever is happening there. The best hub plans mitigate this by keeping the crossing to one EDGE of the room rather than through its middle, and that detail — whether the path runs across the room or along the wall — is the difference between a great room and a thoroughfare.

Reading movement on a plan

Take a plan and draw the routes: front door to kitchen, kitchen to garage, bedroom to bathroom at night, back door to laundry with wet clothes. Then look at what those lines cross.

Lines that cross the middle of a living space are the ones that generate friction. Lines that run along the edge of it are fine. Lines that pass through a bedroom are a defect. Lines that require going outside are a decision you should make deliberately, not discover in February.

The dead-end that is actually good

The best-planned bedrooms in any era are at the END of something — a hall that stops, a corner, a wing. Nobody has a reason to walk past them. That is why an addition that turns a former end bedroom into a pass-through to a new room downgrades the original bedroom even while adding square footage.

When you are looking at a house that has been extended, check whether the extension created a new dead end or turned an old one into a corridor. It is one of the most common ways a well-intentioned addition makes a plan worse, and it belongs to the wider set of questions in the additions guide.

The great room and what happened to the hall

The move from corridors to open plans is the biggest change in domestic layout of the last several decades, and the town's stock shows every step of it. The postwar houses covered in the ranch guide began the merging of living, dining, and kitchen; later plans finished the job.

What was gained is real: light travels further, small houses feel larger, and a family can be in the same room doing different things. What was lost is also real: nowhere to shut a door, sound with nothing to stop it, and a permanent view of the kitchen from the sofa.

The honest advice is that open plans suit households that do similar things at the same time, and corridor plans suit households that do different things at the same time. That is a question about your life, not about architecture.

Hall width, ceiling, and light

Not all corridors are equal. A hall that is narrow, low, and unlit is oppressive. The same hall with a window at the end, or a skylight, or one extra foot of width, becomes a pleasant part of the house.

Look for the light at the END of a hall — a window, a glazed door, a room that borrows daylight. A corridor terminating in a blank wall is the single most improvable feature in many older houses, and the fix is often a light or a mirror rather than a builder. Stairs are circulation too

In two-storey houses the stair is the busiest piece of circulation in the building. Where it lands upstairs matters as much as where it starts. A stair landing directly into a hall with bedrooms off it is normal and workable. A stair landing inside a room, or requiring you to pass a bedroom door to reach the bathroom, is a plan you will notice nightly.

The practical test at a showing

Walk the house the way you would live in it, not the way you are being shown it. Go from the front door to the kitchen carrying an imaginary bag. Go from the main bedroom to the bathroom in the dark. Go from the car to the fridge. Go from the laundry to wherever the clothes end up.

If any of those trips crosses a room where someone else would be sitting, you have found the house's circulation cost. Decide whether you can live with it, because it is not something a renovation budget usually fixes.
