Which Season Tests Which Part of a Claremont House

Houses do not fail at random. They fail where a specific stress meets a specific weakness, and in this town the stresses arrive on a schedule. Rain tests one set of systems. Heat tests another. Wind tests a third. Knowing which is which turns maintenance from a vague list into a sequence, and it explains why a house can seem perfect for months and then produce three problems in a single week.

Heat tests the mechanical systems and the finishes

What it stress-tests: the cooling equipment, obviously, but really the whole cooling chain - refrigerant charge, ductwork in a hot attic, attic ventilation, insulation depth, and the glazing that admits solar gain in the first place. It also tests exterior finishes through ultraviolet exposure and thermal cycling: paint, sealants, roof membranes on low-slope sections, deck coatings, and any plastic component sitting in full sun. And it tests irrigation, which is a mechanical system that people treat as a garden accessory until it fails.

Why it matters here: a system can pass a mild-weather check and still be unable to hold the house on a genuinely hot afternoon. The tell to watch for: a system that runs continuously and still loses ground in the afternoon; rooms that diverge by several degrees from one another; sealant that has gone chalky or cracked; and a west or south elevation that is aging visibly faster than the rest of the house.

Wind tests everything that is attached

Wind is the least patient of the three. It does not find slow leaks; it finds attachment.

What it stress-tests: mature trees and their limb structure, fence posts and panels, gates and latches, rooftop equipment and vent caps, loose roof edges and trim, patio covers and shade sails, and anything on the property that is heavy, upright, and not secured. It also finds the failure mode people underestimate - debris. A branch, a panel, or an unsecured object becomes a projectile, and the damage shows up somewhere other than where it started.

Why it matters here: this is a foothill town, and the wind arrives as an event rather than a season-long condition. Preparation happens before it, not during.
