Wood, Tile, and Concrete: Claremont Floors Through the Eras

Floors are structure, not just surface. How wood, tile, and slab construction differ across Claremont eras and what each asks of an owner.

A floor is the only part of a house you touch continuously, and it is the part buyers judge fastest and understand least. What matters is not the surface you see but the ASSEMBLY underneath it — whether the house sits on a raised wood structure with a crawlspace or directly on a concrete slab. That single fact changes maintenance, comfort, renovation cost, and how much of the building an inspector can actually look at. This extends the construction reading in the architecture guide.

The two systems, and how to tell them apart from outside

A RAISED FLOOR sits on a foundation with a void beneath it. From the street the tell is height: the finished floor is above grade, there are steps up to the front door, and there are vents low in the perimeter wall. The floor has a little give underfoot and the house has a crawlspace.

A SLAB sits directly on the ground. The tell is the opposite: the floor is close to grade, entry steps are minimal, there are no foundation vents, and the floor is completely rigid underfoot. Slab construction became common through the postwar decades and is the norm across much of the ranch stock.

Neither is better. They are different buildings with different consequences, and knowing which one you are buying should happen before the inspection, not during it.

What a raised floor gives you and costs you

The gift is ACCESS. Plumbing, some wiring, and ductwork run in the crawlspace where a plumber can reach them. Adding a bathroom, moving a sink, or chasing a leak is a normal job. Wood floors can be sanded and refinished repeatedly. The floor is warmer underfoot and slightly softer to stand on.

The costs are the things that live in a crawlspace: moisture, ventilation, drainage, subfloor condition, and any pest or fungal issues. None of it is visible from inside the house, all of it matters, and all of it is an inspection subject rather than something you can read at a showing. If a raised-floor house feels bouncy or slopes noticeably, that is a question for a professional and not a cosmetic complaint.

What a slab gives you and costs you

The gift is simplicity and mass. No crawlspace to maintain, no subfloor to fail, and a large thermal mass that keeps a house steady through a hot day, which pairs naturally with the deep eaves and long glass of the postwar designs.

The cost is that everything cast into the slab is committed. Plumbing runs in the concrete. Relocating a bathroom or a kitchen sink can mean cutting the slab, which is a different scale of project from working in a crawlspace, and it is the single biggest reason a kitchen relocation in a slab house prices differently from the same work in a raised-floor house.

Slab houses also transmit less give: the floor is hard, which some people love and some find tiring. And moisture moves through concrete, so what goes ON a slab matters — vapour considerations are a real design question, not a detail, and one worth confirming with the installer rather than assuming.

The surfaces, era by era

WOOD STRIP flooring dominates the earlier stock: narrow boards, face-nailed or blind-nailed, in a species that darkens with age. Where it survives under carpet it is often in far better shape than owners expect, and lifting a corner of carpet in a closet is the cheapest investigation in real estate.

TILE arrives with the revival and Mediterranean vocabulary, and the decorative tile tradition — in entries, on stair risers, around fireplaces, in kitchens and baths — is one of the most attractive things about that stock. It is also fragile in a specific way: individual tiles chip and match is nearly impossible, so a room with intact original tile is worth handling carefully. Through the postwar decades, resilient sheet and tile flooring spread through kitchens, baths, and utility rooms. Some of it is still there under later work. Material questions about older resilient flooring and the adhesives beneath it are a matter for qualified testing and abatement professionals, never for a weekend with a scraper.

POLISHED or exposed CONCRETE, treated as a finish rather than a substrate, belongs to the design-era houses and to contemporary work. When it is original to the design it reads beautifully with the material palette described in the materials guide.

Reading a floor for evidence

Floors record the plan's history better than walls do, because patching a floor perfectly is difficult.

Look for a strip of different or newer boards running across a room — that is almost always a removed wall. Look for a change in level between rooms, which often means an addition built to a different structure. Look at how the flooring meets the threshold at a doorway, and whether the direction of the boards changes for no design reason. And look under a floor register or at a closet floor, where the original material usually survives untouched.

The one-material mistake

A common modern move is to run a single hard flooring through an entire house, edge to edge, regardless of era. It photographs cleanly and it makes small houses read larger.

It also erases the plan. In older houses the change of material at a threshold was part of how rooms were defined, and losing it can make a corridor plan feel oddly institutional. More practically, one continuous material means any future damage or alteration in one room affects the appearance of every room, since matching a run laid years ago is rarely possible.

If you do it, do it knowing the trade. If you inherit it, know that returning to room-by-room materials is a real project rather than a refresh.

What to check at a showing

Walk the whole floor slowly and feel for bounce, slope, and soft spots. Look along the floor at eye level from a doorway, which reveals waviness invisible from standing height. Open a closet and look at the material there. Note every threshold and every level change.

Then ask the one structural question the surface cannot answer: raised or slab. Everything else follows from it.
