Where Does the Water Go? Claremont Drainage and Hillside Runoff

Ask what a property's drainage system is and most owners will point at the gutters. The gutters are the visible tenth of it. The rest is ground: how the soil slopes, where the low points are, what has been paved, and what happens to water arriving from uphill.

In a town that runs from a valley floor up toward the foothills, that matters more than the annual rainfall total suggests. Grade is the whole foundation of it

The first principle of site drainage is that the ground next to a building should fall away from it. Not dramatically, but consistently, for the first several feet, so that surface water leaves rather than collects.
