Every listing near a walkable center claims walkability. Very few buyers test it, and the ones who do usually discover that the constraint is not DISTANCE. It is CONNECTION.
A home a short distance from where you want to go is not walkable if the route crosses a major road with no signal, or if the sidewalk stops, or if a wall means the only way out of the tract is the long way around.

Open a map and look for the things that cannot be crossed casually.

Pick the five destinations your household actually visits most. Not the ones you aspire to visit. Then walk or ride to each of them from the candidate front door and record the real time, the crossings, whether sidewalk was continuous, and how you felt about the route.
Repeat one of them after dark. Lighting, sightlines and how busy a route is at night change the assessment substantially, and that is the version of the route you will use in winter.

Two things, one obvious and one not.
The obvious one is cost. Trips not taken by car are fuel, wear and time not spent. A household that can walk to some part of its week runs cheaper than one that cannot, and the effect compounds over years of ownership.
The less obvious one is durability of demand. Blocks with genuine connections to a center, a corridor and a station tend to hold their appeal through changing conditions, because the advantage is structural rather than fashionable. This is Southern California, and a car-free life here is unusual rather than typical.
