Fence Lines, Posts, and Gates in Claremont

Fences fail at the post, not the boards. How to read a Claremont fence, keep gates square, and handle a shared line with the neighbor properly.

A fence almost never fails where you are looking. The boards go grey and the owner starts pricing boards, while the actual problem is six inches below grade at the post.

Fences also sit on the one part of a property that involves somebody else. A shared line is a maintenance question and a neighbor question at the same time, and getting the second part wrong is more expensive than the lumber. The structure under the appearance

A wood fence is three systems stacked. Posts carry everything and transfer load into the ground. Rails span between posts. Boards or panels hang off the rails and do nothing structural at all.

That hierarchy explains almost every fence complaint. A leaning section is a post problem. A wavy top line is a post problem. A section that bounces when you push it is a rail or a connection problem. Boards that are cupped, split or grey are a surface problem and, on their own, are cosmetic.

So diagnose from the bottom. Grab each post firmly and try to rock it. A post that moves in the ground has lost its footing or has rotted at grade. A post that is solid at the base but the fence still moves points at the rails and the fasteners.

Where wood actually rots

Rot happens where wood stays wet, and on a fence there are three reliable places.

At grade. The soil line is the wet-dry boundary, and it is where posts fail. Probe the post gently with an awl right at the ground. Sound wood resists; punky wood takes the point easily. A post can look perfect above and be gone at the transition.

End grain. Cut ends drink water. Post tops without a cap, rail ends butted into a post, and the bottom edges of boards sitting in soil or mulch all wick moisture.

Anywhere irrigation hits it. This is the avoidable one. A spray head arcing onto a fence keeps a strip of wood permanently damp, and that strip fails first and fails fastest. Walk the fence line while the irrigation is running and watch where the water actually lands, then adjust heads using the irrigation guide. Metal posts and gates have their own version: corrosion at the base and at welds, and hinge hardware that seizes. Gates are their own animal

A gate is a fence section that has to move, so it accumulates every problem the rest of the fence has plus a mechanical one.

The classic failure is sag: the latch stops meeting the catch, the gate drags on the walkway, and it eventually has to be lifted to close. That is almost always the hinge post leaning under cantilevered weight, or a gate frame that has racked because it has no diagonal bracing.

Check three things. Is the hinge post plumb and solid? Is the gate frame square, measured corner to corner? Are the hinges sized for the weight and still tight in sound wood? Fixing the latch position on a sagging gate treats the symptom and guarantees a return visit.

Powered gates add a motor, a control board, safety sensors and an electrical supply, and they carry real pinch and crush hazards. Keep the sensors clean and aligned, know how to release the operator manually, and route repairs to the trade that installed it. The shared-line conversation

Most residential fences sit on or near a boundary, and the assumption that everyone knows where that boundary is causes more trouble than any rotted post.

The honest starting point is that a fence is not a survey. Fences get rebuilt in the footprint of older fences, which were themselves placed by someone in a hurry. If the location actually matters - because you are replacing rather than repairing, moving it, or building something permanent against it - the answer comes from a licensed land surveyor and your title documents, not from where the posts happen to be.

The etiquette part is straightforward and worth doing well. Tell the neighbor before work starts, not after the old fence is down. Discuss materials, height and finish direction while both parties still have options. Put whatever you agree in writing, even informally, including who pays for what and who maintains which side. Photograph the existing condition before demolition.

California has statutory provisions concerning shared boundary fences and notice between adjoining owners. Those rules matter and they are legal territory, so anyone facing a disputed line, a cost-sharing disagreement or a neighbor who objects should get advice from a qualified attorney rather than from a fence contractor. Repair or replace

Replace boards when the structure is sound and the surface is spent. Replace rails when they sag between posts or the fasteners have pulled. Replace posts individually when only some have failed - a mixed-age fence is fine, and one new post is far cheaper than a line.

Replace the run when most posts fail the rock test, when the line has gone visibly wavy, or when you want to change height, material or location. That is also the moment to reset the fence away from irrigation spray and to add post caps and a gravel or clear zone at the base.

Diagnose fences from the post up. Probe at grade. Keep irrigation and plants off the wood. Fix a sagging gate at the hinge post and the frame, not at the latch. And treat the boundary as a legal question with a neighbor attached rather than as a construction detail.
